Dual Agency Real estate companies and their agents may represent the buyer and seller in the same transaction. This practice - dual agency / designated agency - sacrifices the integrity of the agent-client relationship for the financial benefit of the company and agent. We do not engage in dual agency or designated agency. Sage never represents the buyer and seller in the same transaction. We check for conflicts of interest prior to the company accepting a buyer or seller client.
Steering Clients Agents may direct buyer-clients toward their own listings, their company's listings and listings that pay the agent a higher commission. Agents may steer clients away from by-owner homes, limited-service listings and listings that offer a lower commission. We show you all homes meeting your criteria, regardless of how or by whom listed and regardless of the commission offered. We provide complete and unbiased information and sound advice, with a focus on solely your objectives.
Excess Commissions Agents are free to accept, and are not required to disclose, commission bonuses paid to induce induce them to sell a listing to their buyer-client. We pay you any commission or bonus paid to us in excess of the customary 3% commission share.
Competing Listings Real estate companies and their agents are free to list homes that compete directly with their other listings for the same buyer. Sage will not list a home that competes with your home for the same buyer.
Referral Compensation Real estate companies and agents may profit from referrals to affiliated lenders, title companies and other service providers, including home warranty companies. We do not accept compensation for, or otherwise profit from, referrals. We will refer you only to companies and individuals with a record of serving our clients to our high standards.
